About the role
The Adelaide Property Management Division seeks the services of an enthusiastic and motivated Property Manager with previous experience within the commercial property industry. The role involves overseeing the building operations and maintenance of various commercial, retail and industrial properties.
More specifically, the role includes undertaking the following:

  • Reviewing expenditure to maximise returns from each property.
  • Frequent communication with the owner and tenants, providing timely, relevant and professional advice on all aspects of the management of the property.
  • Ensuring that all leases and other documentation are executed and kept safely.
  • Supervision of tenancy fit-outs to ensure consistency and compliance with standards.
  • Providing recommendations and conduct the negotiations relating to rent review, lease renewals and leasing along with other tenant negotiations as required, in a timely and professional manner.
  • Ensuring competent performance of maintenance procedures including cleaning, security, repairs and maintenance, painting, air-conditioning, fire protection, lifts and emergency contracts.
  • Undertaking regular inspections of the property to ensure the highest level of housekeeping together with the coordination of building works and contract administration.
  • Preparing income and expenditure budgets.
  • Monthly and annual narrative reports as required by the client.
  • Ensuring compliance with trust account management procedures.
  • Repairs and maintenance provisions of all leases.
  • Other relevant duties as directed.

Skills & Experience
The ideal applicant will have a mix of commercial property management experience and good financial acumen. You will demonstrate your knowledge in navigating and interpreting leases. Curiosity, initiative and the confidence to look beyond the norm will be key to success in this exciting role. Strong communication and relationship management skills are essential.
