Property managers play a crucial role in real estate agencies, property development firms and property management organisations. They act as intermediaries between landlords and tenants, ensuring that properties are efficiently managed and maintained.

The role
A typical day in the life of a property manager can have much variety and may consist of property inspections (usually conducted at the beginning and end of a tenancy and on a quarterly basis), following up rental arrears, arranging repairs and maintenance on properties, showing prospective tenants through vacant homes, signing up new tenants into properties, resolving any disputes that have arisen and business development to list new properties into the portfolio. Property managers also need to have an excellent understanding of the relevant laws and regulations involved such as the Residential Tenancies Act.
This fairly autonomous role requires exceptional time management skills and a solid ability to negotiate and problem-solve. Depending on a variety of factors (such as the size of the portfolio) property managers may have an assistant to provide support in the daily running of the portfolio.
